The first meeting rarely happens at a kitchen table. It happens at a coffee shop on Main Street, where Elena Marsh sets down a notebook and asks a question that catches most people off guard: what does a good Tuesday look like in this house?
Not the square footage. Not the school zone. The Tuesday. The part of the week nobody photographs.
"Everything else is negotiable," she says. "How a family actually lives is not. If I get that wrong, I have sold someone a very expensive mistake with great countertops."
It is a philosophy she came to slowly, after years of watching buyers fall in love with listings that did not fit their lives. Now the notebook comes first, and the listings come second.
That order is unusual enough that clients remember it, and remembering is what turns a closing into a referral. Nine of her last twelve transactions came from families she had already served.
